Our Villa Policies and Guidelines are made for your safety and to make your stay memorable. We are available for any information or assistance you may require during your stay.
Our standard check-in time is 15:00 hrs and check-out time is 11:00 hrs. Late check-out / early check-in is subject to availability and can be provided at an additional cost, the same should be discussed prior to arrival.
Guests need to produce scan copies of their personal government-approved Valid identification documents (ID Proof and Address Proof i.e Aadhar Card / Driving Licence / Passport etc...) of all guests staying with us for registering with the authorities, the same can be mailed to bookings@overwatervillas.com or sent to our WhatsApp number provided by the management for contactless communication. Kindly send a scanned copy of the pan card only of the booking person for the purpose tax benefits.
Refundable Security Deposit of ₹40,000/- to be paid on confirmation of the booking or before arrival and the same will be refunded during check-out only after our Supervisors / Manager had checked on any damages on Linen / Furniture / Fixtures / Glassware / Crockery / Flooring / Lighting / Electronics / Plants, the guest has to compensate or replace such damages if any.
Guests are welcome to verify the inventory of Linen / Furniture / Fixtures / Glassware / Crockery / Flooring / Lighting / Electronics / Plants / Pool etc at the unit with the Supervisor / Manager on arrival. The inventory list on arrival shall be treated as final for the purpose of determining the damage or loss of our property during check out. guests should not try and fix any malfunction of equipment inside the Villa, our staff should be immediately notified of any such incidents. The guests shall be liable to pay for the same.
Please ensure that all items like electronics, furniture, fixtures, glassware, books, display units, linens, etc. placed in the villas belong to Villa owners, guests are strictly not allowed to take any such items outside the villa for their personal use. In such case, OWV reserved the right to fine the guest with double the cost of the items.
All extras like rental Vehicles / Groceries / Beverages or any other service taken by the guest directly from the vendors shall be paid in full before check-out. OWV is not responsible for the collection of such payments.
Guests are requested to keep the main door key safe or deposit the same at the Reception / Security gate while going out, Loss or damage to the key would lead to a penalty of ₹2,000/- per key.
Breakfast cost ₹1,250 per person.
Breakfast will be served between 08.00 am to 10.30 am, the same will be prepared by our chef and served by villa attendant inside the villa, no breakfast will be served after 11 am as our team has other work scheduled.
You shall indemnify and hold the rental management team harmless in the event of loss or damage to your valuables. kindly keep it locked in the wardrobe at all times.
Strictly ‘No Smoking’ policy to be followed inside the Villas, Guests are requested to smoke in outdoor spaces. Smoking inside the rooms would lead to a fine of ₹20,000/-
Littering around the property is strictly prohibited, guests are requested to dump all waste materials in the dustbins placed at a designated area or hand it over to our housekeeping team.
The management may refuse to accept or ask the guests to evict who grossly violate property Rules and Regulations during the stay, either for damaging the property or by inflicting damage to other guests or Rumah Hutan’s employees or any other persons staying with us or in any other way violating the stay of other guests or the functioning of the property.
Visitors are not allowed in Villas, special guest invitees by the guest can be permitted upon prior permission from the management, the same guest needs to produce a valid photo ID and address proof at the security gate, Guest invitees are not allowed to stay overnight.
Illicit fights, Consumption or possession of any narcotic drugs or psychotropic sub substances are not allowed into the villas which are defined by the authorities, such substances are punishable by law and shall not be allowed into the premises and the guest is solely responsible for such acts. OWV management Staff / Owner of the villa or apartment will not be held accountable under any circumstances.
Guest are requested to keep music / noise levels on the lower side at all times, no music / loud noise is allowed post 10.00 pm, we ensure that neighbors outside and other guests staying with us do not get disturbed.
Staff Service
Villa Attendant will serve you from 08.00 am to 05.00 pm, they will do the cleaning of the kitchen area, washing of kitchen utensils, dusting of furniture &fixtures, Floor moping, cleaning of bathrooms, changing of linens, the iron of linens, Laundry service, will guide you with operating A/c. TV, Music systems, Hot water supply etc...
Pool attendants will do the pool cleaning once a day between 10.00 am to 04.00 pm.
Our Landscaping maintenance team will be scheduled for the watering of plants, trimming grass, cleaning of garden area and plugging dry leaves on a daily basis anytime between 10.00 am to 05.00 pm, kindly contact the reception for scheduling timing.
Security guard at the main gate is present 24x7, you can reach him in any emergency.
The booking person will be one point of contact for all payments and requirements during the stay.
You must notify the Reception / Property Manager for any incident occurs during your stay, even if you regard the damage minor or not your fault. If you do not notify OWV management of any damage you will be liable for such damage on a full replacement basis. You will be charged deductions for property damage.
Our swimming pool is open for guest use, use of the pool with a swimming costume is mandatory.
Guests are expected to respect the privacy of other residents. They should refrain from indulging in any activity that may disturb or cause inconvenience to the other residents.

OWV is not familiar with guests’ skin type, allergies, skin history or sensitivity. OWV is not liable for any damaging results that may be obtained by proper or improper use of guest amenities provided check-in ck in. Use of OWV amenities is at your own risk.
Use of the pool will be at your own risk, Children should be looked after and the guests would be solely responsible if any untoward situation arises with regards to safety around the pool. No life guard on duty.
Please do not leave your personal belongings unattended, like cameras, jewelry, important documents, cash cell phones, watches, laptop, iPods, etc. The villa management will not liable for any losses or damage.
OWV rental management or villa owners are not responsible for any accidents or fights due to which there arise any harm to the any guest, the guest is fully responsible for the same.
Cancellation policy
Cancellation requests made more than 60 days prior to the check-in date: 80% of the booking amount will be refunded.
Cancellation requests made between 60-30 days prior to the check-in date: 50% of the booking amount will be refunded.
Cancellation requests made within 30 days of the check-in date: No refund will be provided.
Refunds will be provided only for bookings where the complete amount has been paid. If a partial payment has been made, no refund will be provided. Credit may be offered under certain circumstances.
